Just talking out my backside here, but sounds like the guy is quite likely to burn through any principal, in addition to a carefully crafted income stream.

But, ya, you make a good point. Getting rid of the house, prevents his equity from going up in smoke or a tax foreclosure, or potential liability for anything that happens therein.

You're right, sell it is the way to go. Then take the proceeds and get him a 6 month lease somewhere, if you can. Maybe if you pay all 6 months + deposits up front, someone will lease to him. Get a 1BR that won't allow roommates. Then I'd try to set up a grocery delivery service. Then prepay a year's worth of mental health care.

Bottomline, if the friend doesn't get their head straight, it's probably all pointless.
